General Information

GulfCoast Corporate Park is a prestigious, 140-acre Corporate Park at the convergence of three highways: Interstate 275, U.S. 41 and Erie Road. Manatee County classifies this location as a Gateway to Southwest Florida. It is in a prime area near the mouth of Tampa Bay in the center of Florida's Gulf Coast.

The site has historically been used for agricultural purposes and pasture land. The average elevation at 14 feet is considered high for the area and assures good land drainage. Most of the land is cleared with selected trees remaining in strategic areas to enhance the park's attractive appearance.

The first corporation in the Park was Sysco Food Services - West Coast which is the largest distributor to food retailers in the Country. Sysco purchased a 30 acre site and constructed a 200,000 square foot facility in their first phase of construction. Sysco utilized Manatee County's "Rapid Response Team" and was able to close on the purchase of the site with all permits in hand in 47 days. This is a tribute to Manatee County, the Sysco Corporation, and the Park Developers and demonstrates the positive environment the Park has to offer. Sysco has subsequently expanded multiple times and now owns 50 acres and operates out of a 390,000 sq ft facility.

Labor & Housing

The entire Tampa Bay area is the available labor market for tenants of GulfCoast Corporate Park. Within a 45-minute drive, over 3,000,000 people live and make available a wide range of employment skills. Within 10 minutes of the park, there are executive residential areas including the first-class golf course community, River Wilderness, as well as affordable single family housing communities with new homes starting at $100,000. Other notable development in the area includes the county owned Buffalo Creek Golf Course and a new elementary school; both of these are located on Erie Road, east of I-75 within 8 minutes of the property.

Zoning & Permitting

The Manatee County Commission has zoned and approved the GulfCoast Corporate Park. Engineering and permitting has been completed for the final phase so construction can commence immediately. The Park has a Planned Development Industrial (PDI) and Planned Development Commercial (PDC) designation.

Environment

Phases I and II Hazardous Risk Assessments are complete with a clean report rendered by Environmental Safety Consultants, Inc.
An Environmental Audit by Environmental Affairs Consultants, Inc. is also complete and there are no environmental issues on the site.

Southwest Florida Water Management District (SWFWMD) has issued all necessary permits for construction.

Utilities

Adequate water exists through a 16-inch potable water line on the southern boundary of the property. A 10 inch potable water line and 8 inch sanitary sewer line run down the entry roads in the Park and are easily tapped. Waste water is treated at the Manatee County regional facility two miles east of the site.
GulfCoast Corporate Park is a "SMART PARK" with special telecommunications services of Verizon. The park's infrastructure now includes fiber optic high-speed, error-free data, voice and video transmission.

U.S. Customs Zone

Gulf Coast Corporate Park falls within the jurisdiction of the Port Manatee U.S. Customs zone.
